Are these too cheap?

Post Mon Jul 18, 2011 6:59 am

i'll be moving to London in late August or early September and I have started the process of browsing rental listings to get an idea of rental costs.

I noticed on Craig's List that there are several seemingly nice room rentals for under 100 GBP (inclusive of bills) in high-demand places, which seems really implausible given what i have seen on gumtree in the same areas.

There's gotta be a catch, so I'm hoping that one of the more experienced members of the board may be able to give me an idea of what I may be missing.

Here are some examples:
http://london.craigslist.co.uk/roo/2499859338.html
http://london.craigslist.co.uk/roo/2453616461.html
http://london.craigslist.co.uk/roo/2463016267.html

Also, what neighbourhoods do you recommend to find a room for less than 100 GBP, inclusive, that is reasonably well-connected to central london. Ideally there would be reasonable amenities nearby (some pubs, some 24 hour stores, cafes), but I may have unrealistic expectations given my affordable price range.

The first and third ads seem to be for the same accommodation, but I guess saying £90 PER MONTH in the first was a mistake!

There is something a little too good to be true about them I suppose, so if you follow up I'd do so with caution. CragsList is known as a bit of a spammers paradise anyway.

I am finding that anything in the £90/week price range is technically a "room share". With that said, I have found a place to live for £350/month (a friend of a friend) but it's in Ashford - out by Heathrow. Maybe if looking in London, try looking in one of the buroughs on the outskirts? It's about a 40 minute train ride to Waterloo but it's still less than what I commute now! It also works out to be cheaper than living in a borough of London closer to Central London so may be something to look into. Especially while you try and set yourself up.

I'd rather search SpareRoom UK and Gumtree. If it seems too good to be real, then it probably is.

They are very good examples of the scams that seem to be taking over the likes of craigslist and gumtree. I would put money on it that if you asked for a viewing they would have to go out of town but they would hold the room for you for for a deposit of some sort.

I have seen a scam that was for an address of a flat across the road from me, and it was impossible for the photos in the add to be in the building where the address was. It is amazing what people will try and sad for the people who lose money they can't afford to lose.

I would stick to moveflat or spareroom as they seem less riddled with scams.

That does seem way too low for London, which is one of the most expensive places to live. I'm interested to know how this turned out for you because I am considering spending a few months in London in 2012.

Trvl8d: You can definitely get single rooms for 100/wk in zone 2 (which, btw, is 433 gbp/month, not 400 as you'd expect), but they are hard to get for obvious reasons and not that big. There are more options in that price range in zone 3. They can also take a long time to find unless you are lucky. The market is very competitive and people receive hundreds of responses for rooms and then, there are interviews and all sorts of things you have to go through. With that said, I imagine that the prices will go up quite substantially in 2012 - especially in East London - just because the city will probably be flooded by YMSers and other Europeans for the Olympics. I've met people who are thinking of renting out their flats and rooms to tourists to make a profit.
