Can Canadian citizens legally managing their US properties

We are looking to purhcase an investment property in the US. We are Canadian citizen and resident, we do not live in the US, or plan to live there in the near future. We just thought to purchase a rental property, rent it out and hold on to it for a few years. My biggest question and confusion is, are we legally allowed to manage the rental property? I was told since we are not US citizens, we cannot fix up the rental property, paint or find renters, this needs to be done through a property management company. Basically we cannot do anything to this rental property. Strangely enough I cannot find anywhere on the internet to confirm this. Anyone who has done this before and can share some experience with me, that'd be great. This information would impact our decision on where to buy.

That is correct. You cannot make repairs, you cannot even collect the rent while in US.

Can you tell me where this law is located? What about if a Canadian accepts payments in Canada and it is a vacation rental?

us immigration law. managing a prprty is work, you do not have work visa.

recieving passive income is not work.

As far I know any non-American person can buy property in USA for rental purpose but they just have to pay 20% more service tax for the property.
