Yes. You have no doubt heard of the mortgage crisis? Being non-resident makes you a decidely riskier bet, thus the need for bigger downpayment.

Can we get resident permit to US as Canadians? I do not mean the working permit, just a resident permit. Would not that be easier to stay in the US longer then 183 days?

Resident permit? I do not believe this exists.
You would need to be a PR to be able to stay in the U.S. more than 183 days or apply for an extension once your six months are almost up. Unfortunately, Canadians do not get preferential treatment when it comes to residency.

No such thing exists. You're a visitor. There is no way of staying in the US indefinitely unless you qualify for an immigrant visa.

Hi All,
I am presently in the process of purchasing property in Chicago. I have maintained a TN Visa for 13 years and am classified as a Resident Alien as i live and work in Chicago for the entirety of the year.

I am 3 days away from securing my mortgage committment. Today i learned that underwriting is not certain if my Resident Alien status is enough to pull the trigger and provide the morgage.

Would either of you know if there is any reason for a bank to not provide financing on these grounds?

Well, if your TN ends tomorrow, you will skip back to canada -- in fact you'll have to.

All of us here on TN bought houses in the ealry '00's without question -- but so did unemployed convicts. Times are tougher now. Borrowing is a privilege; they can set whatever rules they wish.

But nothing greases a loan application like a 25% downpayment.

May I ask a potential stupid question? What if I don't own a home (I'm a Canadian Citizen) and still want to purchase a home or apt in GA ( have some friends live down there). Can this be possible? Or this is just a matter of whether I can get a mortgage loan or or issue.

When you approach a bank for a loan (i think the canadian side) will they get you a mortgage even the home purchase is outside of canada?

Another question what other states are good for purchase a house for the winter time besides AZ NV FL CA?
