EB-5 Visa requirements

Hello All,

I know EB-5 Visa requires investment worth $1 Million. "Investment" does it mean, i have put 1 million out of own pocket or business worth 1 million.
eg. ABC business will cost 1.5 Million and I put 1 $500,000 down payment and $1 Million from mortgage (from Bank Of America or USA BANK or any other).
Would this satisfy the requirements?

I'm pretty sure it would, a friend of mine did it pretty much that way. But from what he told me, there is a pretty long wait because there's a quota on them.

You only actually need $500,000 if you use the regional center program. But it expires soon, not sure if Congress will renew it.
