Getting mortgage in US with 40% down

Hi all,

I recently received an offer for a job in Texas. I am looking at buying a home in Texas and selling mine in Alberta. I currently have about 40% of the value of a home to put down and upon the sale of my home in Alberta will want to put down another 40% at least.

Do I have a chance at getting a mortgage? What kind of documents do I need to provide to get a mortgage in the US? If I get a copy of my CDN credit bureau prior to the move would that make things any easier on me? Any suggestions of what banks or brokers in Texas might be able to help me get a mortgage?

Hi :)

You will have no problems getting a mortgage. You will need to supply your green card for id purposes. You will, of course, have to qualify for a mortgage period - such as meet the employment qualifications and debt/ratios.

I've done it. And I've worked in the mortgage industry/financial industry for several years.

I actually don't have a greencard but will be going down on a TN visa.

Canadian credit reports don't seem to be of much value in the States, but with your employment letter, latest paystub, emp. verification and if you put more than 25 % down, I don't see why you should have a problem in getting a mortgage. We did it a year ago being on TN
(not in Texas though).
