Getting Pre APPROVED for property in USA

Hi, my situation is unique. I work on a yacht traveling so im out of canada for 11 months out of the year. I am still a resident, do not have any canadian bank accounts or properties. I also have not paid taxes since ive had the job which is 2006. Now im trying to get pre approved for a mortgage and im not sure what to do? The banks are going to ask about my taxes... so im told. Also, who do I go to to get pre approved? A USA bank or a Canadian bank?
