the form is pretty simple. You estimate your rental income and expenses for the year, and CRA will allow your agent incanada to withhold a reduced amount of tax from the rent, instead of the full 25% that is required.
At year-end then you file a "216" return on which you offcially report your rental income and expenses, and determine the exact tax you owe.
Until you f file this NR-6 form, your agent is required to withhold 25% of the rent each month and remit to CRA. Then at year -end, you file the "216" return and get whats owed to you back.
So NR6 is a way of lowering your tax throughout the year.
If you file NR6 and have your monthly tax reduced, and then fail to submit your 216 return in a timely fashion, you will be forced to pay a full 25% tax with no refund possible.
