Rented place in Canada

Hello,

I own a duplex in Canada. When I leave Canada, I was thinking of renting the whole duplex which would then pay itself and leave a profit of a couple hundred + per month at first but growing income with years. According to you, is it worth doing (ie will I benefit from this additional income) or will the tax burden eat everything ?

Because it's a "permanent establishment" I think you get hit with Canadian income taxes on the income from it and you'd have to file a non-resident T1, then assuming you have moved your tax home to the US you claim a foreign tax credit on Form 1116.

So basically you get the same income from it after taxes whether you're in Canada or the US.

It's exempt from departure tax because you have to pay capital gains tax on it if you ever sell it, so either way you get hit with the same amount of tax. If you stayed in Canada you'd also have to pay CGT if you sold it so essentially there's no difference.
