Repairs to Property Owned in the USA

Hi all,

I'm thinking about buying a condo is Las Vegas with hopes of renting it out. I have heard that as a Canadian I'm not allowed to do any of the upkeep on the place and I have to hire someone to complete the work (e.g. putting in new flooring for example). Can anyone confirm what I can and can't do to the place? Can I change a door lock, clean the place up, screw in a light bulb? I'm really confused. I tried looking for info on the web and even the IRS but can't find any resources. Thanks for any advice.

Its not an IRS issue, its an immigration issue.

If it's your own cottgae you can pretty much do what you want, but if its a rental, you are supposed to have a management co or contrator handle all matters.

Yes, essentially it's considered self-employment, so you need work authorization, which you can't get (maybe E-2 but the work is supposed to be somewhat specialized).

I wouldn't worry too much about minor stuff like replacing lightbulbs. De minimus non curat lex. "The law is not concerned with trifles."
