US Mortgage for Canadian

My friend (Canadian citizen) is looking to buy a $100K house in West Palm Beach, Florida in foreclosure auction. She will be paying down $40K and needs $60-70K mortgage from a US institution. Can someone refer me to a broker who could arrange such a mortgage for a Canadian citize.

I'm looking for investment in Chicago,IL as home buyer, don't know which bank provide mortgage(if any)there. National City agent said that I have to have job there and credit history.I can put 30-50% down, according to home prices there,but seems that nobody is concerned about it.
any hints?thx
